Introducción

Esta propuesta está dirigida a inversionistas interesados en participar activamente en la preservación y promoción de la sustentabilidad del ecosistema tropical de Cozumel. El proyecto busca ofrecer experiencias eco-turísticas especializadas y orientadas a la naturaleza, integrando estrategias de adaptación al cambio climático mediante el desarrollo de proyectos de permacultura, biotecnología, manejo integral de residuos y la instalación de eco-tecnologías que garanticen la operación sostenible del glamping y otros servicios de hospedaje.

Además de su función turística, el proyecto contempla la creación de programas de educación ambiental y capacitación técnica, con el objetivo de replicar el modelo de adaptación en la comunidad isleña y fortalecer el tejido social a través del conocimiento ambiental.

Un pilar fundamental de esta iniciativa es el reconocimiento y la promoción del patrimonio biocultural de Cozumel, destacando su biodiversidad única y los vestigios arqueológicos mesoamericanos, como el centro ceremonial ubicado en el parador turístico de San Gervasio, a solo 2 km de la propiedad de Villa Maya.

Propuesta de Inversión

Se ofrecen 8 hectáreas (aprox. 20 acres) de terreno pertenecientes a la Reserva Natural Privada “Villa Maya”, distribuidas en dos lotes de 4 hectáreas cada uno:

• Lote 1 – Clave catastral: 4019900203-5 – Superficie: 39,855.42 m²
• Lote 2 – Clave catastral: 4019900203-6 – Superficie: 39,602.87 m²

El desarrollo de los proyectos deberá ser compatible con las normas establecidas por el Programa de Ordenamiento Ecológico Local (POEL) y alinearse con las siguientes regulaciones:

• NMX-AA-157-SCFI-2012 – Desarrollos inmobiliarios turísticos en la zona costera de la península de Yucatán.
• NMX-AA-133-SCFI-2021 – Requisitos y especificaciones de sustentabilidad en proyectos de ecoturismo.

La propiedad no se encuentra dentro de polígonos de Áreas Naturales Protegidas (ANP) estatales o federales administradas por la CONANP, lo que brinda flexibilidad para el desarrollo del proyecto.

Modalidades de Inversión

La negociación está abierta y puede estructurarse de las siguientes formas:

1. Integración al proyecto Villa Maya: Sumarse a las políticas de operación y desarrollo existentes.
2. Desarrollo independiente: Crear un emprendimiento propio, con acceso a asesoría integral y servicios de consultoría para el acompañamiento y gestión del proyecto.

Ubicación

La Reserva Natural Villa Maya está situada a 2 km al sureste del centro ceremonial y zona arqueológica de San Gervasio, en la isla de Cozumel.

Antecedentes y Objetivos de Villa Maya

Desde su creación en 1991, Villa Maya ha mantenido un compromiso con la conservación, la educación ambiental y el ecoturismo sostenible. Sus principales líneas de acción incluyen:

1. Conservación e Investigación

• Monitoreo de fauna silvestre y biodiversidad.
• Colaboración con universidades nacionales e internacionales en proyectos de biología, hidrogeología, arqueología, astronomía, antropología e historia.
• Estación permanente de investigación científica.

2. Educación Ambiental

• Programas y campamentos para niños, jóvenes y adultos.
• Actividades educativas sobre la importancia de la selva tropical y la interrelación de sus comunidades bióticas.

• Visitas a sitios arqueológicos y participación en tradiciones ancestrales, como la ceremonia del temazcal.

5. Eco Lodge Villa Maya

• Hospedaje de baja densidad en cabañas remotas equipadas con cama queen, hamaca, baños secos, regaderas, electricidad fotovoltaica y conexión Wi-Fi.
• Ambiente libre de contaminación electromagnética, ideal para el descanso y la conexión con la naturaleza.
• Oferta gastronómica basada en la cocina regional mexicana.

Introduction

Beyond its tourism function, the project also envisions the creation of environmental education and technical training programs, with the goal of replicating this adaptation model within the island community and strengthening social fabric through environmental awareness.

A key pillar of this initiative is the recognition and promotion of Cozumel’s biocultural heritage, highlighting its unique biodiversity and Mesoamerican archaeological sites, such as the ceremonial center located in the San Gervasio archaeological park, just 2 km from the Villa Maya property.

Investment Proposal

We are offering 8 hectares (approx. 20 acres) of land within the “Villa Maya” Private Nature Reserve, divided into two lots of 4 hectares each:

Project development must comply with the Local Ecological Land-Use Plan (POEL) and align with the following standards:

• Traditional Mexican cuisine offered to guests.
